Our fee for management is 9% of the gross rents collected. Lease commissions are 50% of one months rent.
We prepare same-month statements for you, typically processed and mailed by the 20th of the month. We also prepare an end-of-year tax form to declare income and expenditures.
Security deposits are collected and maintained in an escrow account governed by the guidelines of the Colorado Real Estate Commission.

The lease requires the tenant maintain the property. For repairs requiring specialized attention (appliances, furnaces, drain cleaning, etc.), we contract with reliable, licensed vendors. We are constantly searching for the best prices offered. Major turnovers are done by bid.
3 months from the time the lease is up, we contact the resident (if they are in good standing) to inquire if they would like to extend the lease. If they are moving out, we start repairs/inspections, advertising, set up showings, screen applicants and negotiate the terms of the lease.
We are in close communication with the Association Management handling the property. As a result, most association related problems can be resolved quickly.
We are current on all Colorado laws pertaining to rental real estate and tenantoccupancy. We have access to a paralegal in-house. Should the tenant prove to be a problem (late rent payment, termination of the lease or none compliant with the terms of the lease) we will handle the eviction process and/or legal proceedings.
